Best snagging app UK 2026 — honest comparison
The best snagging app in the UK is the one your trades will actually use. We compare BRCKS, Snagr, BuildPass and Fieldwire honestly — pros, cons, pricing and fit.
The shortlist
- BRCKS — for teams already running on WhatsApp. £40/seat/month. Subbies stay in WhatsApp; no app for trades.
- Snagr — large housebuilders, formal QA. POA/enterprise. Powerful, heavy app, real onboarding cost.
- BuildPass — site safety + snags combined. ~£25/user/month. Mobile-first but every team member needs the app.
- Fieldwire — drawing-led punch lists. Free/£29/user/month. Best if your snags pin to drawings.
Pick BRCKS if
- Your trades already run their day in WhatsApp.
- You've tried other snagging apps and adoption fell off.
- You run small-to-mid residential, fit-out or refurb projects.
- You want one snag list that actually stays current.
Pick something else if
- You need snags pinned to architectural drawings → Fieldwire.
- You're a Tier-1 housebuilder with formal QA workflow → Snagr.
- You need integrated H&S + snagging → BuildPass.
How we judged them
Four criteria, in the order that decides whether a snag list survives contact with a real site: adoption (will the trades actually use it without training?), evidence (does each snag carry dated photos, an assignee and a sign-off?), close-out reporting (can you export a handover pack per plot?) and total cost (what happens when you add twelve subcontractors?). Feature lists rarely decide the outcome; adoption almost always does.
Cost at ten users
Per-user pricing is where snagging apps get expensive, because a snag list only works if every trade is on it. BRCKS charges £40 per seat per month for your core team and nothing for subcontractors, trades or clients, so a ten-person site with three paid seats costs £120 a month rather than £290. Tools charging £25–£29 per user need every one of those ten licensed. See pricing.
Frequently asked questions
What is the best free snagging app in the UK?
Fieldwire has a usable free tier for small teams, but limits projects and reporting. BRCKS offers a 14-day free trial of the full product instead of a permanently limited free plan.
Do my subcontractors need an app?
Not with BRCKS — they stay in WhatsApp. Every other tool on this list requires them to install an app and create an account.
Can I export a handover pack?
Yes. BRCKS exports a per-plot PDF with photos, dates, assignees and sign-offs. See snag list software for the full workflow.
BRCKS in detail
BRCKS is a WhatsApp-first snagging and project record tool built for UK contractors. Your team messages a dedicated BRCKS number; photos and short descriptions become numbered snags filed against a plot and room, assigned to a trade, closed with a proof-of-fix photo and signed off with a date. The same project also holds the site diary, variations, RFIs, files and a client portal, so a defect that turns out to be a scope change keeps its history.
Strengths: nothing to install for trades, so adoption is effectively instant; free subcontractor, trade and client access; strong dated evidence for retention and warranty claims; UK pricing and UK support from the founder.
Limitations: no drawing pinning, no estimating or takeoff, no BIM coordination. If your process is drawing-led we will tell you to use something else.
Snagr in detail
Snagr is the long-standing choice for large housebuilders with formal QA departments. It handles high volumes, structured inspection templates and detailed reporting, and it is well proven on Tier-1 residential developments.
Strengths: depth of inspection workflow, mature reporting, established with major developers. Limitations: enterprise pricing on application, a heavier mobile app, and a real onboarding cost — it assumes somebody in the business owns the process. Small teams often buy it and use a fraction of it.
BuildPass in detail
BuildPass combines site safety, inductions and defect tracking in one mobile-first product, which is attractive if H&S paperwork is as much of a burden as snagging.
Strengths: safety and snags in one place, clean mobile experience, transparent per-user pricing around £25 per user per month. Limitations: everyone you want on the system needs the app and a licence, so cost and adoption both scale with your subcontractor count.
Fieldwire in detail
Fieldwire is drawing-led. Tasks and punch items pin to a location on a plan, which is exactly right for commercial projects where drawings are the source of truth.
Strengths: excellent plan viewing and markup, a usable free tier for very small teams, strong task management. Limitations: paid tiers around £29 per user per month, trades must install and learn the app, and it is a construction management tool rather than a UK-specific evidence trail for NHBC or retention disputes.
Adoption is the deciding factor
Every tool here can hold a snag with a photo. The difference between a list that reflects the building and a list that reflects one person's memory is whether the trades engage with it. If your subcontractors have already abandoned one app, assume they will abandon the next — the honest choice is either to accept the cost of enforcing an app, or to use the messaging app they never left.
The second-order effect is cost. A snag list is only complete when everyone on site is on it, so per-user pricing quietly penalises the correct behaviour. That is why subcontractors, trades and clients are free on BRCKS.
How to run a fair two-week test
Pick one live project approaching close-out. Do a walk with the tool you are testing, assign every snag to the actual trade, then measure three things after a fortnight: how many snags were closed with photo evidence rather than a verbal "done", how many trades responded without a phone call, and how long a per-plot handover pack took to produce. Feature comparisons rarely survive that test; adoption decides it.
